Why Choose Help to Buy?

A new home is within easy reach and all you will require is just a 5% deposit to secure up to a 75% mortgage to make up the difference from a bank or building society!

The Government-back Help to Buy Equity Loan Scheme applies to all new homes in England up to the value of £600,000 and means that you can take advantage of the Government lending you up to 20% of the value of the property through an Equity Loan, which can be repaid at any time or upon the sale of your home if earlier. 

You’ll have peace of mind, as you won’t be charged loan fees on the 20% loan for the first five years of owning your home.  The total amount repayable will be the proportion of the market value of your home that was funded by this loan, plus interest and charges.  The amount you will have to repay under the loan agreement will be determined by the market value of your home when you repay the Help to Buy Equity Loan and the rate of inflation at the time. 

Available to everyone, the Equity Loans are available to first time buyers as well as homeowners looking to move to new homes in England, although you must have sold your existing property before completing your Help to Buy purchase.*

You won’t be able to sublet your new home or enter into a part exchange deal on your old home, and must not own any other property at the time you buy your new home with the Government’s Help to Buy Equity Loan Scheme.

As this is a Government Scheme, we advise that you refer to the Government’s Help to Buy website, www.helptobuy.gov.uk or full details regarding the scheme and where you can find your local Help to Buy Agent.

How it works:

1)  Select a new home from the Brunel Two home development and complete a reservation form and pay the reservation fee.

2)  To complete your application, visit the local Help to Buy South Agent’s portal www.helptobuyagent3.org.uk and select Equity Loan to register your details and submit your application.  They will also require a copy of your Reservation Form.

3)  Once approved, you will be given an ‘Authority to Proceed’ and the purchase of your new Brunel Two home may proceed to completion.

4)  We can help you choose a Solicitor and an Independent Financial Advisor to ensure the purchase of your new home runs smoothly.

5)  You may then apply for the required mortgage amount.

6)  Sit back and relax whilst we get your new Brunel Two home ready, giving you regular updates along the way.

7)  Move into your new home, on-time with minimal stress.

For information, the Government Help to Buy Scheme excludes Discounted Homes.  The current scheme is due to end in April 2021 and a new scheme will then run from April 2021 to March 2023, however this will be restricted to first time buyers.
